UMV property makes investors ‘a killing’

Under market value (UMV) property is the best way to make high investment yields, say new reports.

Financial expert Graham Norwood, writing in the Independent today, has advised that UMV off-plan deals are the best way to make a good return on property investment.

He said: "The largest potential gains come when a heavily-funded property consultancy or consortium makes bulk purchases of scores or hundreds of flats or houses ‘very off-plan’ – sometimes two to four years before they are built.

"Some developers – especially in overseas emerging markets…such as Brazil, eastern Europe and parts of Africa – are grateful for these bulk purchases."

Mr Norwood added that the reason these off-plan bulk purchases were favourable is because they offer "financial security" and avoid the developer incurring marketing costs.

Last month Mike Dunkerly of the Global Property Guide explained the importance of buying in so-called "early bird" phases.

He said: "You have one chance to make money by being an early bird and two chances of losing money by buying in phases two and three."

Emerging market, Brazil, not only has the potential to earn "early birds" huge profits but is also home to a range of stunning beaches and reliable weather, making it a prime holiday destination.
